Tenant selection & placement
Our property management team prides itself in finding the right tenant for the right house; We know who are the correct tenants for your property. All tenants complete our comprehensive application form, provide references (if applicable) , ID, Violent Offenders, Tenancy Tribunal, Blacklist and/or Credit checks before they are approved for any of our rentals.Our checks are for your peace of mind that only the best possible tenants are in your property ! We pride ourselves on a vacancy rate of only around 4% which means less time your propety is vacant and not earning you money.
Tenancy Inspections
Before tenants move into our rentals we and/or the tenant complete a full condition report of the property, listing stains, marks etc., as well as the condition of such things as walls, doors, carpets, etc. This document, avoids disputes at the end of the tenancy.
Rent Collection
We track our rents daily using our unique computer system. This means we know immediately if a rent problem has arisen and means we can attend to that problem by issuing a 10 day notice to vacate to remedy any such rent arrears imediately.We pride ourselves on zero tolerance of rent arrears for you the owner.
Property Inspections
Are carried out every month or 3 monthly. These reports list any maintenance issues arising, as well as advising you on how the tenant is maintaining the property. This not only provides you with the benefit of knowing when you may need to do major maintenance, but, this also encourages tenants to keep the home and garden in a neat and tidy condition.
Tenancy tribunal and mediation
If any problems should arise during the tenancy we are fully conversant with the mediation and tribunal process, and with our in depth knowledge of the Residential Tenancy Act 1986. You can be assured you have left it to the experts.
Bond refund - final inspection
Using our initial condition report we do a full inspection of the empty property, making sure no damage has been done, and the property is left in a suitable state. If all is okay then we refund the bond.
Payments and Statements.
We will pay rental disbursements bi-weekly or on the last working day of the month. You will also receive a monthly statement detailing rents collected as well as disbursements and commissions taken. If needed we can also provide an annual statement for your accountant saving you time and money.This can all be done through our electronic email service or by standard post
Rent review
We review rents regularly on the owners request to keep up to date with market conditions as well as taking into consideration longevity of tenant.
